Buying a first home is often the culmination of years of hard work. For dozens of families, that milestone became a reality when they finally stepped inside their new homes at Idesia San Jose del Monte during the community’s first homeowners turnover ceremony.
The event marked the official handover of the first batch of homes at the Japanese-inspired development by P.A. Properties Hankyu Hanshin, the joint venture between P.A. Alvarez Properties and Development Corporation and Japan’s Hankyu Hanshin Properties Corporation.
For many of the new homeowners, the occasion was both emotional and memorable.
“We’re so excited to move into our new home,” said homeowner Mark, who attended the ceremony with his wife, Miya, and their family. “We hope we’ll have a wonderful life here.”
Nine years of partnership

The turnover also marked another milestone for the partnership between P.A. Properties and Hankyu Hanshin Properties Corporation, which is now in its ninth year.
Idesia San Jose del Monte is the joint venture’s first residential development in North Luzon, expanding the Idesia brand beyond its earlier communities in Southern Luzon.
Executives from both companies joined local government officials, project partners and homeowners during the turnover ceremony.
Asa Toda, vice president of Hankyu Hanshin Properties Corp. Philippines, said the project marks the company’s first venture in Bulacan.
“We are honored to be part of this growing province and to help build a community where people can enjoy a better quality of life,” she said.
Lawrenz Joseph Z. Alvarez, director of P.A. Properties, said the turnover signaled the beginning of a new community rather than simply the completion of another housing project.
After the ceremony, families were escorted to their respective homes, where each unit was formally turned over and blessed before the owners began preparing to move in.
Why Bulacan continues to attract homebuyers
The project comes as Bulacan continues to draw homebuyers looking for more affordable alternatives to Metro Manila while remaining within commuting distance of the capital.
Over the past several years, the province has emerged as one of the country’s fastest-growing residential markets, supported by major infrastructure projects and expanding commercial and industrial developments.
San Jose del Monte, Bulacan’s largest city, has been among the key drivers of that growth.
Connectivity is expected to improve further once the MRT-7 begins operations, providing a direct rail link between San Jose del Monte and Metro Manila and significantly reducing travel time.
Meanwhile, the ongoing development of the New Manila International Airport is expected to create more than one million jobs while attracting new investments across the province.
For many homebuyers, these developments also strengthen the long-term investment potential of owning property in Bulacan.
Looking beyond the turnover
P.A. Properties President and CEO Atty. Marianne Reyna Lina-Cruz shared her own experience as an Idesia homeowner, saying she had seen the value of her property appreciate over time as the community developed.
“It was our second home, and truly, we have already reaped the benefits of our investment. We’ve seen how its value has appreciated because of how beautiful the project is,” she said.
While the long-term investment potential is one reason buyers are drawn to developments like Idesia, the day’s significance was far more personal for the families who received their keys.
For the first homeowners, the turnover marked the beginning of a new chapter — one built not just on property ownership, but on the opportunity to create a home and become part of a growing community in one of Bulacan’s fastest-rising cities.
